Millstone House Access Statement


Millstone House is situated in the rural and historic village of Staindrop. Stangarth Lane is roughly halfway through the village and the lane runs parallel with Scarth Hall.

Millstone House faces up the recently tarmacd lane, and was built in 2017 from locally sourced stone.

There are three lovely guest bedrooms on the ground floor. All floor areas are level, and there are no steps.

Very sorry, but Millstone House is not suitable for babies. We are an adult only B&B, children are welcome providing they are over 16 of age, we do not accept pets (except assistance dogs).

Our beautiful B&B is strictly non-smoking including vaping, this applies to all areas throughout the interior and exterior of the property including patio's, car park, and the grassed land to the rear.


Millstone House is found in a semi-rural location, there is a general store, pub and a Tea Shop within a 5-minute walk.

We regret we do not have facilities prepare documents in Braille.

The nearest Train Station is Darlington, which is about 20-25 mins drive away.

Check in is between 3pm and 7pm. Please advise us if you are likely to arrive outside of these times.

There is ample car parking space directly to the front of Millstone House.   The car park has a tarmac surface with a very gradual gradient to the front door level for easy accessibility purposes. 

There is ample lighting in the car park and to the sides of the house.  We are pleased to offer assistance with luggage if required.


The front entrance door is 2 meters wide, and leads into a well-lit level tiled porch area.


The porch leads directly into the hall which is level, tiled, and well lit. There is access to a W.C in the entrance hallway with automated lighting.


The Hallway leads to a carpeted 1m wide corridor. All three guest rooms and the Breakfast Room are accessed from this corridor.


There are 3 breakfast tables, these can be arranged together (please let us know if required). A buffet sideboard is located for cereals, fruit juices, pastries, bread etc. (assistance can be given with the buffet upon request).

Cooked breakfasts and hot drinks are served at the table.


All bedrooms are similar and equipt in the same way, They all have carpeted floors and tiled en-suits in generous proportions. All rooms have inward opening double french doors gaining access via a small step down, to a large patio area complete with outdoor furniture.


The car park, and front aspect of the house including the hall and porch are illuminated all night. Each bedrooms have seperate patio lighting. The corridor outside of all guestrooms have PIR activated lighting, which are activated 24hrs.


We can securely store cycles in our garage overnight if required.

We are happy to cater for special diets or any particular dietary requirement you may have with advance notice.

Ceiling mounted audible and visual smoke detectors operate in each room. Fire call points are situated in the Breakfast Room and Hallway. In the event of a fire, the alarm will sound.

Each room has an easy fire escape directly outside to the patio areas. The fire assembly point is in the car park at the front of Millstone House.
